A staircase is both a functional structure and one of the most visually prominent elements of a home. Replacing or upgrading a staircase — whether to improve aesthetics, update a dated pine balustrade, or accommodate a new loft conversion — involves building regulations compliance, careful measurement, and choosing materials that will last. It's also an area where the gap between budget and premium options is very large.
Building Regulations Requirements
Any new staircase or material alteration to an existing one must comply with Part K (Protection from Falling, Collision and Impact) of Building Regulations. Key requirements:
- Rise (individual step height): 150–220mm
- Going (individual tread depth): 220–300mm minimum
- Pitch: maximum 42°
- Handrail height: 900mm minimum from the pitch line
- Balustrade openings: no opening large enough for a 100mm sphere to pass through (to prevent children becoming trapped)
- Minimum headroom: 2m measured vertically above the pitch line
Note: replacing like-for-like on an existing staircase in an existing dwelling may not trigger the full Part K requirements — but any new flight (e.g., for a loft conversion) must comply fully.
Material Options
Softwood (pine) is the standard material in most UK homes built before 1990. It's relatively inexpensive and easy to work, but dents and wears more quickly than hardwoods. If painting, it's an economical choice. If staining or oiling, a hardwood will look significantly better long-term.
Oak is the most common hardwood choice. It takes stain beautifully, is hard-wearing, and complements both traditional and contemporary interiors. An oak staircase costs roughly 2–3x a softwood equivalent.
Glass balustrade panels create an open, light-filled appearance. Structural glass panels (10mm or 12mm toughened/laminated) are either frameless (most expensive, cleanest look) or framed in steel or aluminium channels.
