Gutters, Fascias and Soffits: Maintenance and Replacement

The roofline — gutters, downpipes, fascias and soffits — is the most neglected part of most UK homes and one of the most significant contributors to damp problems when it fails. Gutters clog with leaves and debris, overflow and saturate walls. Fascia boards rot, allowing water into the roof structure. Soffits become home to birds and pests. Most of these problems are entirely preventable with annual maintenance and timely replacement.

Materials: uPVC vs Timber vs Cast Iron

uPVC is the dominant material in modern UK homes: it doesn't rot, doesn't need painting, and is available in a wide range of profiles and colours. It degrades in UV over 20–30 years (becomes brittle and cracks) but is cheap and easy to replace. The main criticism is that it looks cheap, particularly on period properties.

Cast iron guttering looks far superior on Victorian and Edwardian properties and is far more durable (a well-maintained cast iron gutter lasts a century). It rusts internally if not painted, is heavy, and costs considerably more than uPVC. For a period property in a visible location, the aesthetic difference justifies the cost.

Aluminium is an increasingly popular middle ground: lighter than cast iron, more durable than uPVC, available in the same profiles as cast iron, and can be powder-coated to any RAL colour. It's the choice for contemporary extensions and properties where uPVC would look wrong but cast iron is impractical.

Maintenance

Gutters should be cleared of leaves and debris at least annually — ideally in late autumn after the leaves have fallen, and again in spring. Downpipe outlets block silently; a gutter that appears intact may be pooling and overflowing at the outlet. Check by running water from a hosepipe at the far end and watching the outlet.

Joints between gutter sections should be checked for leaks, which cause staining on external walls. Most leaking joints can be repaired with silicone sealant or a new seal ring. Fascia boards showing soft spots or discolouration should be investigated — soft timber under paint indicates rot that will worsen if left.
